    When you find a suitable property, it is a requirement that every prospective occupant complete an application form.

    You will need to ensure the following are included in your Application:

  • Application Processing Time Frame

    Upon submitting a fully completed Application Form, the required processing time is 24 – 48 hours. Our Property Manager will contact you once the processing is complete and will advise whether your Application has been successful.

    If your application is not successful, you are able to collect your application from our office within 7 days of being notified that it was unsuccessful. Should you not wish to collect it, it will be confidentially destroyed accordingly.

    Successful Applications

    If the Property Owner approves your Application, our Property Manager will notify you by phone. Formal confirmation will also be sent to your nominated email address. You will be provided with a proposed Residential Tenancy Agreement for the premises which will grant you the option of entering into a Residential Tenancy Agreement. If you sign the Residential Tenancy Agreement you will be required to pay ALL ingoing monies in full. This procedure must be completed within 48 hours of you receiving approval.

    If you do not sign the Residential Tenancies Agreement or if you do not comply with the pre-requisites for the existence of the Residential Tenancy Agreement You will not have entered into a binding Residential Tenancy Agreement, the option for You to enter such an agreement will lapse.

    Remember it is your responsibility to ensure the connection of all services to the property including electricity, gas & telephone. And don’t forget, landlords insurance does not cover your personal possessions – you should arrange Contents Insurance through a reputable provider to ensure your belongings are covered.

    Notice of Collection of Personal Information

    You agree that for the purpose of this Application, the Lessor or Property Manager may make enquiries of the persons given as referees, next of kin or emergency contacts provided by You, and also make enquiries of such other persons or agencies as the Lessor may see fit.

    The personal information You give in this Application or collected from other sources is necessary for the Lessor or Property Manager to verify Your identity, to process and evaluate the Application, to manage the tenancy and to conduct the Property Manager’s business. Personal information collected about You in this Application and during the course of the tenancy if the Application is successful may be disclosed for the purpose for residential tenancy databases, and prospective buyers of the Premises. Information already held on residential tenancy databases may also be discoloured to the Property Manager or Lessor.

    If you enter into the Residential Tenancy Agreement or You fail to comply with Your obligations under the Residential Tenancy Agreement that fact and any other relevant personal information collected about You during the course of this Application (including information provided separately to this application) or the Residential Tenancy Agreement may also be disclosed to the Lessor, third party operators of the tenancy reference datatbases (to the extent permitted by law), other Property Managers, prospective lessors and prospective buyers of the Premises.

    If You would like to access the personal information the Lessor Property Manager holds, You can do so by contacting Property Manager. See also the attached notices regarding use of the residential tenancy database.

    You can also correct this information if it is inaccurate, incomplete or out-of-date. If the information in this Application, is not provided, the Property Manager may not be able to process the Application, or the Residential Tenancy Agreement properly or manage the tenancy properly.

    I acknowledge and accept that if this application is unsuccessful, My Property Link is not obliged to provide reasons as to why.

    Notice of Use of Residential Tenancy Databases

    It is our usual practice to use one or more residential databases for the purpose of checking an applicant’s tenant history. The name of each residential tenancy database the Property Manager or Lessor usually uses, or may use, for deciding whether a residential tenancy agreement should be entered into with a person are set out below:

    As to the National Tenancy Database:

    1. A request for rental history file can be downloaded from www.ntd.net.au. A link can be found under the tab “For Tenants”
    2. A request for rental history may be submitted by post, fax or email.

    Consent to Receive Electronic Communication

    The Electronic Transactions Act 2011 requires a person/s to provide consent if they agree to receive information via electronic communication (email or fax). By signing this document, you consent to the use of electronic communication as per the email and / or fax number provided as part of this application as a method of communication with My Property Link.

    Privacy Consent

    I, the Applicant acknowledge that I have read the Notice of Collection of Personal Information and the Privacy Disclosure Statement of My Property Link. I acknowledge that my personal contents insurance is not covered under any lessor insurance policy/s and understand that it is my responsibility to insure my own personal belongings. I authorise My Property Link to collect information about me from:

    1. My previous letting agents and/or landlords;
    2. My personal referees;
    3. Any Tenancy Default Database which may contain personal information about me. I also authorise My Property Link to disclose details about any defaults by me under the tenancy to which this application relates to any tenancy default database to which it subscribes including the National Tenancy Database.

    I authorise My Property Link to disclose the personal information it collects about me to the owner of the property even if the owner is a resident outside Australia and to any third parties – valuers, contractors, sales people, insurance companies, body corporates, other agents and tenancy default databases. I acknowledge and accept that if this application is denied, My Property Link is not obliged to provide reasons as to why.

  • The tenants are aware that the rent will be reviewed at 6 monthly intervals during fixed term leases of 12 months or more.

    The tenant agrees to pay all rent & outgoings to the owner by direct deposit into the agents nominated bank account. (Further details will be provided upon Acceptance of your Application)

    The tenant agrees to arrange for the carpets to be professionally cleaned by a carpet cleaner approved by the Owner/Owners Agent every 12 months and or as instructed by the Owner/Owners Agent from time to time. The tenant agrees to arrange for the carpets to be professionally cleaned by a carpet cleaner approved by the Owner/Owners Agent upon vacating of the Premises at their own expense and supply to the Owner/Owners Agent a receipt as evidence that the carpets have been professionally cleaned. The tenants agree not to place any hot objects directly onto any surfaces such as bench tops, carpet or vinyl.

    Felt strips or mats must be used under all furniture legs to prevent scratching of any floor boards. The tenant WILL be held responsible for any cost of restoration for any damage caused to these surfaces.

    The tenants agree to arrange for the floor tiles and grouting throughout the property to be professionally cleaned by a tile and grout cleaner approved by the Owner/Owner's Agent upon vacation of the Premises at their own expense and supply to the Owner/Owner's Agent a receipt as evidence that the tiles and grouting have been cleaned.

    Indoor plants are not to be placed on carpeted areas of the premises.

    The tenant agrees not to place any hot object onto any surface such as bench tops, carpet and vinyl.

    The tenant agrees that NO cooking oils or fats or tea leaves should be washed down the kitchen drain in the sink, rather this waste is to be disposed of correctly (placed in a used milk carton or other used receptacle) and then into the rubbish bin for collection. The kitchen exhaust fan is to be cleaned of grease regularly to enable it to work efficiently.

    The tenant is aware and agrees that an odour elimination treatment will be carried out at the end of the tenancy if the property is affected by cigarette smoke, pet odour or any other odour which was not present when the tenancy commenced. This cost will be borne by the tenant.

    The tenant agrees to keep a drip tray on the garage/carport floor to prevent oil staining. The tenant is also aware that no major motor vehicle repairs are to be carried out on the premises.

    The tenant agrees not to keep any unlicensed vehicle on or about the premises.

    If the property is located within a strata complex, the tenants are not to park any vehicle or permit any vehicle to park on the common driveway.

    The tenant agrees not to park any boat, trailer or vehicle on the lawn or garden areas.

    The tenant agrees not to keep excessive amounts of rubbish either in or on the premises

    The tenant is aware and permits the Owner or the Owners Agent to take photographs of the interior and exterior of the dwelling and property as required at inspections.

    The tenant shall not make excessive noise causing a disturbance to nearby residents.

    If the property is located within a strata complex the tenants agree to abide by the strata by-laws and regulations at all times.

    The tenants are aware that pets are NOT permitted in or around the premises without the prior written consent of the Owner. Where pets have been allowed on the premises the tenant will be required to arrange for the property to be fumigated for fleas both internally and externally by an accredited pest control contractor at their own expense and supply a receipt as evidence that fumigation has been carried out at the end of their tenancy.

    The tenants MUST NOT affix any hooks, nails or fixtures to any wall or surface within the premises.

    The Tenant agrees that they are totally responsible for their set of keys for the property. At no time will My Property Link deliver spare sets of keys to a tenant or resident. Should a tenant require access to their property after office hours they shall be required to gain the services of a locksmith at their own cost and have a spare set of keys delivered to the office the next working day.

    The tenant agrees that they will notify MY Property Link of any change to their personal or work contact numbers and email addresses.

    By signing this document You are making an application to enter into a Residential Tenancy agreement in relation to the premises. Your application may or may not be successful.
